THIS IS A SAFETY-SENSITIVE JOB FOR PURPOSES OF THE ARKANSAS MEDICAL MARIJUANA AMENDMENT JOB SUMMARY: This position works under the direct supervision of the agency’s Director of Housing.
The position is responsible for the day-to-day management of an agency-housing apartment complex.

Acts as a role model within and outside the Agency 3.
Performs duties as workload necessitates 4.
Maintains a positive and respectful attitude 5.
Communicates regularly with supervisor about department issues 6.
Demonstrates flexible and efficient time management and ability to prioritize workload.

Consistently reports to work on time prepared to perform duties of position 8.
Meets department productivity standards DUTIES AND RESPONSIBILITIES The primary duties of the Housing Apartment Complex Manager include the following: • Preparing and renting vacant apartments as soon as possible after an apartment is vacated • Collecting and depositing rent monthly • Certifying or re-certifying applicants/tenants for eligibility in a timely manner • Preparing accurate reports as requested • On-going interaction with applicant/tenants and their guests • Maintaining a clean, safe environment for tenants and guests at all times • Performing preventive maintenance on a regular schedule • Performing minor maintenance and repairs in a timely manner This position may require occasional telephone calls during off hours.
Although, the employee is not required to restrict his or her activities during off hours, a phone number or message phone number will be necessary.
Duties and responsibilities may be added, deleted or changed at any time at the discretion of management or the supervisor, formally or informally, either verbally or in writing.
KNOWLEDGE, SKILLS AND ABILITIES The Housing Apartment Complex Manager must possess and demonstrate the following knowledge, skills and abilities: • A general knowledge of business practices, including a working knowledge of office machines • A proficient knowledge of computer operations and basic computer software programs • A proficient writing and mathematical skills • The ability to perform preventive and routine maintenance without assistance • The ability to effectively communicate both verbally and in writing with people, particularly the elderly • A demonstrated ability to act responsibly and to be trustworthy in all situations • The ability to work with minimal supervision • The ability to work effectively and cooperatively with public agencies, private businesses, and agency staff to provide and maintain the best possible living situation for the tenants • The ability to maintain confidentiality in all issues relating to the agency and/or to the applicants/tenants PHYSICAL REQUIREMENTS • Ability to communicate with apartment complex applicants/tenants, co-workers, vendors, and others by phone and in person • Ability to maintain an acceptable attendance pattern • Ability to understand written and verbal instructions • Ability to perform tasks with minimal errors • Ability to perform duties that involve problem solving and decisiveness • Ability to interact with tenants, families, and others in a professional and courteous manner at all times • Working environment is apartment complex setting.
Office duties will be performed in an office type setting.
Maintenance duties may be required either indoors or outdoors and may include inclement weather situations.
Some sites may be in the construction phase.
JOB CLASSIFICATION: Non-Exempt Hourly The position may be part-time or full-time, depending upon the needs of the agency.
Basic Qualifications Experience in housing apartment complex management, working with the elderly, or a degree in a related field is preferred.
Experience in routine maintenance is required.
Ability to reach overhead, grasp, bend, stoop, squat, climb, and move about freely.
Ability to move objects weighing up to 20 pounds from one level to another.
Must be willing to travel to seminars/workshops as required.
Must be willing to occasionally work in inclement weather situations.
