*POSITION: Assistant Property Manager WITH Handy Man Experience*
*JOB DESCRIPTION:*
The Assistant Property Manager & Maintenance Technician is responsible for overseeing the leasing activities on behalf of the property owners and maintaining the physical condition of the property.
This dual role requires a dynamic individual who can effectively manage leasing operations while also performing general maintenance and construction duties.
*RESPONSIBILITIES :*
* Collaborate with the Property Manager to oversee leasing activities, including showing available properties, qualifying prospects, Owner/ Tenant management and processing lease applications.
* Perform general maintenance tasks such as repairs to buildings and equipment, ensuring all maintenance duties are completed by work order deadlines.
* Diagnose maintenance problems and determine corrective actions according to schedule.
* Ensure that service requests and repairs are performed correctly and in a timely manner.
* Organize and prioritize service requests, make-readies, and general maintenance tasks.
* Support make-ready operations to ensure vacant units are rent-ready and comply with maintenance budgetary guidelines.
* Assist in scheduling maintenance work tasks and supervising outside contractors.
*REQUIREMENTS:*
* High School Diploma or equivalent GED.
* Minimum of two years of experience in a property management or maintenance role.
* Certified Apartment Manager (CAM), Certified Apartment Leasing Professional (CALP), or Accredited Residential Manager (ARM) license preferred.
* Certified Apartment Maintenance Technician (CAMT) and Environmental Protection Agency (EPA) issued HVAC certifications are a plus.
* Reliable transportation and a valid driver's license required.
